Ilona was a very helpful and efficient host. Available whenever we needed her. The apartment was perfect, the area close to all amenities: transport, grocery stores (Lidl, Aldi, Tesco, etc.), cafes and restaurants. 10-15 minutes from Astoria on foot and 3 minutes by bus. Comfortable apartment with 2 bedrooms + 2 other large beds, in a secure residence. With all the necessary amenities (kitchen, TV, etc., internet). Superb stay thanks to Ilona.

The Appartment was really splendid, end even more than this. It is situated in a very comfortable district with walking distance to everywhere: shopping mall, groceries, center sights, Duna river, City park, metro stations and public transportation stops.
The place itself is designed with great love to details, brilliantly clean, light, and has all the necessary staff you may need during your stay.
It has 2 bedrooms, both comfortable and one with a second floor bad, to stay cozy and separated from your mates if needed). A large kitchen designed in a way that you can cook anything you like with comfort.
You can pass your time relaxed, take a bath after work, sleep in a second floor tiny bedroom and all the small details like different candles, Buddha's, pictures on the wall will make you really feel HOME. I stayed in Budapest for 2 months for the work reasons, but i left my home in Ukraine due to war - and thanks to this place I felt finally safe and even happy.
It was a pleasant stay for me, a great experience, I have a strong wish to return here one day.
A separate word about the Landlord Ilona…
She is great, a person with an extremely kind soul, very helpful, cheerful and friendly. She can answer any question and help you to find anything you need in the city and she makes you to feel supported in every situation may occur.

When I started working as a flight attendant in Budapest, I needed an apartment that would be well connected to the airport. Having in mind a well-connected one, it is one from which I can easily get to the airport at any time of the day or night. A place from which various means of transport will often depart. At the same time, I wanted an apartment where I could have a good rest, I would find restaurants with good food in the area, and I would also do the necessary shopping on the way home. And I found the perfect apartment. After crossing the threshold, I felt at home. The owner of the apartment took care of every detail of the decor, made sure that it was cozy and that nothing was missing. The layout of the apartment is brilliant. There are two separate rooms, a bathroom and a kitchen with a kitchenette and a sofa so comfortable that when you sat down for a chat, it was hard to get up. The bathroom was brilliantly invented - a bathtub. There is nothing better than to come back after a hard day's work, pour yourself a beautifully scented liquid from a nearby drugstore and relax. One of the rooms is a typical ... princess room! It has a mezzanine floor, high enough for easy walking. There is a desk where you can work and a large comfy bed! I think many princesses would like to be locked in such a tower and would not wait for a knight at all; D
I spent the winter so sweetly in the cold half of the year and it was fantastic!
The neighbors are nice, the neighborhood is quiet and peaceful, and you can easily walk to the most important places of Budapest in just a few minutes. Around the corner there are restaurants with delicious food. But the best thing to write about is the owner herself - She is an amazing, warm person, full of optimism and always smiling. She made sure that we had everything we needed, and contact with her is pure pleasure. I'll miss.

A Flatio bérleti szerződés alapelvei

Átláthatóság és egyszerűség. Mi vagyunk az egyetlen szolgáltató a piacon akik egy bérleti szerződést ajánlanak mindenre.

Jogszerűségi garancia. A bérleti szerződések teljes mértékben megfelelnek az adott ország jogszabályainak ahol a Flatio-n keresztül történik a bérlés. Attól függetlenül, hogy egy vagy tizenkét hónapra száll meg.

Online szerződés az Ön nyelvén. Az alap, a bérlés helyének megfelelő nyelven írt bérleti szerződés, de a szerződést mindig lefordítjuk angolra és a leggyakrabban használt nyelvekre. A szerződés aláírása mindig online történik, tehát bárhonnan megkötheti a világon.

A lakás megbízható bemutatásának a garanciája. A Flatio-nál, biztos lehet abban, hogy a lakás pontosan úgy néz ki, ahogy a fotókon. Ha, bármilyen oknál fogva, a lakás mégsem felel meg a hirdetésben leírtaknak, visszatérítjük a teljes bérleti díjat és szolgáltatási díjat, továbbá 7 ingyen éjszakát biztosítunk szállodában.

Kényelmes hosszabbítás. Szeretne tovább maradni a szálláson? Nem gond. Ha a tulajdonos megerősíti, hogy a lakás elérhető továbbra is az Ön számára, akkor online meg tudja hosszabbítani a bérlést. Hasonlóan, a szerződés felmondható egyszerű 30 napos értesítéssel, szintén, online.

Minden benne van az árban. A bérleti díj tartalmazza az összes szolgáltatást, beleértve a közüzemi díjakat és a Wi-Fi-t, és csak akkor kerül felszámításra, ha meghaladja a bérleti díj 15 %-át. Ez sok papírmunkát takarít meg a lakás átadásakor. Ha egy szállás nem kínál Wi-Fi-t, az egyértelműen fel van tüntetve a hirdetés oldalán.

Mindig 30 nappal előre. Akár a hónap elején vagy a hónap közepén költözik be a lakásba, a fizetett bérleti díj mindig a következő 30 napra szól. A Flatio-nál, a "hónap" mindig akkor kezdődik amikor beköltözik és soha nem fog többszörös bérleti díjat fizetni.

Fotózza le a lakást. Javasoljuk, hogy fényképezze le a lakás aktuális állapotát a bérlés első és utolsó napján és küldje el a fotókat nekünk. A fotók és az aláírt átadási jegyzőkönyv, nagy segítség lesz amennyiben bármilyen kellemetlen helyzet lenne, amire reméljük, hogy soha nem kerül sor.
A bérleti szerződés egészét elolvashatja itt. Az Ön saját bérleti szerződése akkor lesz megjelenítve, amikor a foglalást jóváhagyták és a személyes adatok kitöltésre kerültek.
A Stay Benefits nem vonatkozik - Kaució fedezet
A 180 napos vagy annál hosszabb időtartamú foglalások esetén a bérbeadó visszatérítendő kauciót kér.
Felhívjuk figyelmét, hogy a kaució teljes mértékben helyettesíti a Stay Benefits szolgáltatást. Ezért ez a szolgáltatás, amely extra felelősség- és segítségnyújtási szolgáltatási biztosítást tartalmaz, nem vonatkozik erre a foglalásra.
Mindazonáltal megnyugodhat, hogy továbbra is a standard StayProtection csomagunk keretében lesz biztosítva, csak a Stay Benefits kizárásával.
Átlagos ár
Mivel minden bérbeadó különböző bérleti díjakat állapíthat meg minden hónapra vagy akár konkrét dátumokra is, ezért mi az átlagos árat jelenítjük meg, amit 30 naponta fog fizetni. Megtekintheti a teljes fizetési ütemtervet minden hirdetés részleteinek foglalási dobozában - egyszerűen adja meg a tartózkodásának dátumait, és a fizetési lista a tulajdonos beállításai szerint lesz kiszámítva.

Ez a kaució teljes összege, amelyet a bérleti szerződés kezdetéig (általában a beköltözés napjáig) kell befizetni.
A kért összeg akár nulla is lehet!
Valójában a Flatio bérbeadói NEM kérhetnek kauciót 180 napnál (6 hónapnál) rövidebb tartózkodás esetén. Ennek oka, hogy hiszünk abban, hogy minden bérlő felelős és gondoskodó ember és csak olyan bérbeadókat veszünk fel, akik osztják ezt a hozzáállást.
Hosszabb tartózkodás esetén a bérbeadó dönti el, hogy kér-e kauciót vagy sem.
Szolgáltatások és internet
A lakbér a Flatio-n tartalmaz minden szolgáltatás díjat és az internetköltséget is. Nálunk nincsenek rejtett költségek.
Szolgáltatási díj
Ez az egyszeri díj hozzájárul működési költségeink fedezéséhez. A szolgáltatási díjnak köszönhetően hitelesített hírdetéseket, StayProtection fedezetet, megbízható ügyféltámogatást és még sok minden mást tudunk nyújtani.
Foglaljon kötelezettségek nélkül
A Flatio-nál nem kell addig fizetnie, amíg a tulajdonos nem fogadja el a foglalást és amíg Ön úgy dönt, hogy aláírja a szerződést. Tehát, küldje el a foglalást nyugodtan - ingyenes!
Arányos bérleti díj
A lefoglalt napok alapján kiszámolt arányos lakbért fog fizetni (egy hónap = 30 nap).
Pót Szállás
Abban az esetben, ha beköltözik, és a bérelt szállás nem egyezik a Flatio-n található információkkal, jelezze mihamarabb!
Ha az elállás feltételei teljesülnek, és a bérbeadó nem tudja azonnal orvosolni a problémát, lehetősége van a bérleti szerződéstől elállni a teljes visszatérítéssel. Aktívan segítünk az alternatív szállás megtalálásában, és Ön mellett maradunk, amíg minden teljesen meg nem oldódik.

Felmondási Szabályok
Szigorú (30 nap)
Bérleti díj
Abban az esetben, ha lemondja a foglalást 30 vagy több nappal a beköltözés előtt, akkor visszatérítjük a teljes első havi bérleti díjat.
Abban az esetben, ha lemondja a foglalást 14 nappal a beköltözés előtt, akkor visszatérítjük az első havi bérleti díj felét.
Abban az esetben, ha lemondja a foglalást kevesebb mint 13 nappal a beköltözés előtt, nem térítjük vissza az első havi bérleti díjat.
Szolgáltatási díj
A Szolgáltatási díj mindig visszatérítendő.
Ha küld egy üzenetet a Flatio Ügyfélszolgálatnak amiben kéri a foglalás törlését ("felmondás a kezdő időponttól") 48 órán belül miután a bérleti szerződés érvényessé vált, akkor jogosult visszakapni a teljes összeget amit szolgáltatási díjként fizetett.
48 óra után, Ön jogosult a szolgáltatási díj visszatérítésére "utalvány" formájában aminek az összege megegyezik a fizetett szolgáltatási díjjal. Az utalványt felhasználhatja a következő foglalásnál és 12 hónapig érvényes. Ha a szolgáltatási díj a következő foglalásnál alacsonyabb mint az utalvány összege, akkor új utalványt állítunk ki a fennmaradó összegre és 12 hónapig lesz érvényes.

Ellenőrzött tulajdonos
A Flatio csapatunk ellenőrizte ezen bérbeadó jogát a tulajdon jogosultságára vonatkozó hivatalos papírok alapján.
Lehetetlen kiköltözési dátum
Ennél a lakóhelynél a tartózkodás minimális időtartama 120 nap. Kérjük, válasszon korábbi beköltözési dátumot, hogy megfeleljen ennek a korlátozásnak.
Flatio ügyfélszolgálat
A szerződés megkötése után biztosítjuk Önt támogatásunkról az egész bérleti időszak alatt. Minden hétköznap rendelkezésére állunk 8- tól 16 -ig.

It was one of the rare times when the flat was waaay better and bigger in real life, than the pictures of it. Moreover, Ilona is the sweetest host I’ve ever met. Strongly recommend this place: super clean, well equipped (the kitchen has absolutely everything you might need for cooking in the best condition) and comfortable to the point that I felt like home from the very beginning.

The Appartment was really splendid, end even more than this. It is situated in a very comfortable district with walking distance to everywhere: shopping mall, groceries, center sights, Duna river, City park, metro stations and public transportation stops.
The place itself is designed with great love to details, brilliantly clean, light, and has all the necessary staff you may need during your stay.
It has 2 bedrooms, both comfortable and one with a second floor bad, to stay cozy and separated from your mates if needed). A large kitchen designed in a way that you can cook anything you like with comfort.
You can pass your time relaxed, take a bath after work, sleep in a second floor tiny bedroom and all the small details like different candles, Buddha's, pictures on the wall will make you really feel HOME. I stayed in Budapest for 2 months for the work reasons, but i left my home in Ukraine due to war - and thanks to this place I felt finally safe and even happy.
It was a pleasant stay for me, a great experience, I have a strong wish to return here one day.
A separate word about the Landlord Ilona…
She is great, a person with an extremely kind soul, very helpful, cheerful and friendly. She can answer any question and help you to find anything you need in the city and she makes you to feel supported in every situation may occur.

The place itself is designed with great love to details, brilliantly clean, light, and has all the necessary staff you may need during your stay.

When I started working as a flight attendant in Budapest, I needed an apartment that would be well connected to the airport. Having in mind a well-connected one, it is one from which I can easily get to the airport at any time of the day or night. A place from which various means of transport will often depart. At the same time, I wanted an apartment where I could have a good rest, I would find restaurants with good food in the area, and I would also do the necessary shopping on the way home. And I found the perfect apartment. After crossing the threshold, I felt at home. The owner of the apartment took care of every detail of the decor, made sure that it was cozy and that nothing was missing. The layout of the apartment is brilliant. There are two separate rooms, a bathroom and a kitchen with a kitchenette and a sofa so comfortable that when you sat down for a chat, it was hard to get up. The bathroom was brilliantly invented - a bathtub. There is nothing better than to come back after a hard day's work, pour yourself a beautifully scented liquid from a nearby drugstore and relax. One of the rooms is a typical ... princess room! It has a mezzanine floor, high enough for easy walking. There is a desk where you can work and a large comfy bed! I think many princesses would like to be locked in such a tower and would not wait for a knight at all; D
I spent the winter so sweetly in the cold half of the year and it was fantastic!
The neighbors are nice, the neighborhood is quiet and peaceful, and you can easily walk to the most important places of Budapest in just a few minutes. Around the corner there are restaurants with delicious food. But the best thing to write about is the owner herself - She is an amazing, warm person, full of optimism and always smiling. She made sure that we had everything we needed, and contact with her is pure pleasure. I'll miss.
